When we got the call, the property owner was dealing with more than just a dripping ceiling. His commercial building had developed mysterious water leaks, and no one could say for sure where they were coming from. The assumption? It had to be the roof.

But after years in the field, we know better than to guess. So before recommending a repair or replacement, we started with what we always do: a thorough inspection.

Step One: Investigate, Don’t Assume

This wasn’t just a patch-and-go job. The building owner mentioned a few key issues:

• Ongoing leaks during heavy rain
• A roof system that had seen better days
• Windows that might be contributing to the problem

We performed a comprehensive roof inspection, followed by a targeted water test around several window units. The results confirmed what we suspected: the water was entering from both the deteriorating TPO membrane and cracks in the sealant surrounding multiple windows.

Step Two: Deliver a Real Solution

After walking the owner through our findings and outlining our recommendations, he decided to move forward with a comprehensive solution:

✅ Full TPO Roof Reroof

We removed:

• The old TPO membrane
• ½” fanfold cover board
• Worn-out drains, scuppers, skylights, and wall flashings

Then installed:

• New ½” fanfold cover board
• Mule-Hide 60 MIL TPO membrane, fully mechanically attached
• 18” parapet flashings
• New retrofit drains and scuppers
• New curb flashings and pitch pans/pipe boots for penetrations
• 48x48 white-over-clear skylights for better daylighting

And because we’re Mule-Hide certified, the system came with a 20-Year NDL Warranty—giving the client long-term peace of mind backed directly by the manufacturer.

✅ Window Leak Repairs

Once we knew the windows were part of the problem, we didn’t stop at just sealing one or two.

• We cleaned and removed failing sealant (as much as was safely possible)
• Applied black NP1 silicone sealant around 9 affected glass panes and outer edges
• Tested the repair for leaks to ensure everything held up under pressure
