When most commercial property owners think about roof replacement, they picture a complete tear-off, major disruption to operations, and a six-figure invoice. But here in North Texas, many aging commercial roofs can be restored instead of replaced — if the right roof system is used.
For this recent project, Shepherd Commercial Roofing restored a large commercial building using the Western Colloid FARR (Fluid Applied Reinforced Roofing) System, one of the industry’s most proven restoration solutions for flat and low-slope roofs.
We also created a full project video showing the installation process and results:

Below is a closer look at the project, the steps involved, and why the FARR system continues to be one of the best restoration options for commercial roofs in Texas.
This commercial building was experiencing typical aging-roof issues:
While many contractors would recommend a full tear-off, the structure was an ideal candidate for a fluid-applied reinforced restoration — giving the owner a long-term waterproofing solution without major business interruption or replacement costs.
That’s why we recommended the Western Colloid FARR System.
The FARR System (Fluid Applied Reinforced Roofing) is one of the most durable, energy-efficient, and cost-effective restoration systems available.
We restore the existing roof whenever possible, saving time and money.
Layers of polyester mesh embedded in acrylic create a seamless system with no weak points.
Western Colloid’s formulas are designed for buildings that experience standing water.
The bright white acrylic finish reflects heat and reduces interior temperatures.
Unlike rigid roofing, fluid-applied systems move with the structure — crucial for Texas heat.
Ideal for property managers needing compliance or energy efficiency incentives.
This system often gives buildings an additional 10–20+ years of life — while improving performance and reducing leaks dramatically.
Before any roof restoration, our team performs a detailed moisture survey, drainage evaluation, and surface inspection. This ensures the existing roof can support a fluid-applied system.
The building met all structural and moisture requirements for a full FARR installation.
A restoration system is only as good as its preparation.
We completed:
This ensures the new membrane adheres correctly and performs long-term.
The defining part of the FARR system is the embedded polyester reinforcement fabric.
We applied Western Colloid 298 acrylic and set the fabric into the wet coating, fully saturating and embedding it.
This creates a strong, seamless, monolithic membrane that removes the weak points found in traditional roofs like seams, fasteners, and transitions.
After the reinforcement cured, we applied additional layers of high-solids acrylic coating to achieve the specified mil thickness needed for warranty-level protection.
This step increases reflectivity, waterproofing, and UV resistance, ensuring the roof remains durable even under extreme Texas heat.
The final topcoat transforms the roof into a cool roof, lowering temperatures and reducing HVAC strain during the summer.
We performed a final walkthrough, thickness verification, and photographic documentation before issuing the manufacturer’s warranty.
The client now has a beautiful, durable, fully restored roof — without the cost or downtime of replacement.
This project is a perfect example of why restoration is often better than replacement.
And it provides:
For property managers and building owners in DFW, it’s one of the smartest investments you can make in your building envelope.
Commercial roof restoration isn’t a job for just any roofer — it requires training, certified installation techniques, and a deep understanding of both acrylic and reinforced membrane systems.
Our team specializes in:
We don’t oversell replacements — we propose the best solution for the building and its budget.
